WHAT IS THE CRITERIA USED TO DETERMINE APPROVAL?

  • A fully completed and signed rental application for each applicant 18 or older.
  • Favorable credit history with a minimum credit score of 640, unless exempt under SB 267. Individual circumstances will be considered. Negative credit factors, such as collections and high credit balances may impact eligibility. ***
  • Verifiable household income of at least two (2) times the monthly rent.
  • No prior unlawful detainers, evictions, or collections for non-payment of rent
  • Favorable references from current and previous landlords
  • Applicant must not have criminal or civil convictions involving harm to persons or property, unless exempt under applicable law
  • No co-signers accepted
  • The ability to follow instructions
  • The number of occupants permitted is based on the number of bedrooms in the apartment. Our guidelines are 2 per bedroom plus 1. For a 2-bedroom unit we will allow a maximum of 5 persons. Studios limited to 2 persons.

WHAT DO I NEED TO SUBMIT WITH MY APPLICATION?

The following must be submitted with your completed application:

  1. A fully filled-out and signed application per person age 18 or older who will reside in the unit, **
  2. Valid Government Issued ID
  3. Social Security card or T.I.N. for each applicant.
  4. Proof of Income (most recent two full months), which may include: (Pay stubs, Child or spousal support, SSI, Disability, welfare, other government assistance, Retirement, trust, other verifiable income source, If self employed provide 2 years of tax returns.)
  5. Three (3) months of bank statements for both checking and savings accounts
  6. Four (4) months proof of last rent paid (cancelled checks, rent receipts, or statement from management company)
  7. Application fee*: $25 per applicant (cash, money order, or cashier's check, ACH Via website Application Portal)



  • We do not accept previously run credit reports or applications.
  • Applications must be submitted to the on-site manager or directly to our office
  • Application cannot be faxed or emailed. All other materials may be included with the application or emailed to admin@myjesmar.com.

*Application fee is non-refundable and is used for credit and eviction screening.Application fee cannot be used toward rent, future charges, or for any other purposes

**All fields must be filled out, Do not leave any section blank. Application must be signed. Sections that don't apply should be marked with "N/A".

***The above criteria reflect general qualification standards. Applicants who do not meet one or more criteria may submit additional verifiable documentation for consideration. Approval is not guaranteed. All decisions are made in compliance with applicable federal, state, and local fair housing
